How To Fix A Sagging Door In 3 Simple Steps

Solutions To Continuous Door Hinge Sagging

I recently got called to do an estimate on replacing a front door for a client. When I asked why they wanted to replace the door they told me the door wasn’t closing properly and the lock was broken. The door looked to be in good condition and I recommended that we could replace the door locks with new hardware. When I investigated as to why the door wasn’t closing properly I found that the top hinge of the door had loose screws and that there were stripped holes as well. So the home owner’s problem wasn’t that the door needed replacement but that it was suffering from continuous door hinge sagging.

Below I have included a  step by step process including photos  on how to fix this problem.

Step 1

Remove loose screws and drill out the stripped out holes with a drill bit the same size as the dowel that you’re going to insert into the new openings that we have created.

STEP 2

Remove Hinge. Glue in dowel the same diameter as the drill bit. Use a high strength wood glue. Glue, then insert dowel into holes with hammer. Once this is done let glue dry for 24 hours before moving on to the next step.

STEP 3

Cut the dowel off flush with the edge of the door or hinge mortise using a hammer and chisel. Pilot drill for the screw and re-mount the hinge.

By following these simple steps we managed to fix the sagging hinge. If done properly this fix will last for the life time of the door. Not only does the home owner have a door that’s working properly, we managed to save our clients hundreds of dollars in labor and replacement costs associated with installing a new door.

Bathroom Floor and Shower Remodel

  • Client addressed issues of water leaking from the shower into to the kitchen ceiling and causing damage to all the drywall
  • Client was concerned as  to why all of the ceramic floor tiles were breaking in the bathroom.

Upon my inspection I found that these issues were  caused by an improperly built shower base. The previous contractor had laid the ceramic for the shower floor directly on top of the subfloor without any water proofing membrane or concrete. They also used 12-inch tiles for the floor and it’s almost impossible to create a slope for the water to go to the waste drain using that size tile.

The end result was that the tile and grout failed, causing the plywood to absorb the water like a sponge. When it got to a point where the subfloor couldn’t take in any more water it started to leak onto the kitchen ceiling. Not only did it damage the ceiling it also spread from the subfloor in the shower to the subfloor in the bathroom causing the tile to crack and the toilet to move because the wood completely was rotted.

The original bathroom flooring  was removed. New plywood wood was installed, screening was applied as well as a scratch coat. Our client decided on a  ceramic for their floor tile.  A new toilet and baseboard were also added to this bathroom.

Backer board with a built-in rubber membrane on the outer layer was installed in the shower. All joints were sealed with fiberglass mesh tape. A thin set mortar was applied to fill in all the joints in order to maintain a good tight water seal.

The original shower pan  was removed. This was replaced by installing new 1 inch plywood on top of the sub floor.  A layer of concrete was added to from  a new base foundation.  Once the concrete had cured, a rubber membrane was installed on top of the concrete. This stage of the floor was completed by adding a final top coat  of concrete.

Our client’s choice of tile was a  ceramic  that was installed on the walls in a subway tile pattern to give it a unique and professional look. Once the tiling process was completed on all shower walls and floor, grout was applied to the tiles. The original fixtures and glass shower door were re installed.

As a professional in the home improvement business, I am extremely fortunate to be able to work with incredible clients. This project involved the  remodeling of their existing bathroom that unfortunately had suffered severe water damage.   Our team at Don Of All Trades Professional Home Maintenance Services was able to  complete this project on time and within the client’s budget! Did we mention our client was extremely happy?  

 

Tip:  Home owners considering hiring a professional to complete a bathroom remodel should take into account that this project could take up to a week or more to complete depending on the scope of the work. Plan accordingly and communicate with your contractor on what the entire bathroom remodel process will entail and be prepared for surprises your contractor may find along the way  i.e.: water damage, faulty wiring, mold etc.  You may have to temporarily use the second bathroom in your home during the remodeling process. So please be patient and work together with your contractor.

Like so many  home owners out there, there comes point in  when you may be considering ways to add spark  and life back in your home. Remodeling can help bring out the much-needed changes to your current living conditions. Putting your home on the market, selling and moving somewhere new may be one solution but why bother with all of the hassle? Adding just a few things to your home can help give it life  and make it feel new again. Keep in mind something very important  before you start your home remodel –Have Every Thing On Hand First.  

 

Large  items such as the vanity tops  and special order tiles can take several weeks to arrive, so be patient. Before you take a sledge-hammer to your bathroom, make sure everything you’re going to need — including the vanity, plumbing fixtures, any new lighting, the tub and the tile is on hand. You might get frustrated waiting around for products, but it’s better than tearing up your fixtures and having an unusable bathroom until they arrive. Plus, when your new products are on hand, you’ll know if you need to do extra work, such as moving the plumbing lines for the sink location or running new cable for your lights, before you rip up and then patch the walls.

 

Below is an example on one of Don Of All Trades Professional Home Maintenance Services recent corner shower tiling upgrades and a description of the work that was done. Enjoy!

 

So here’s what we did:

 

– Installation of ceramic tile.

– Partial installation of Backer Board.

– Dry Pack for the floor which consisted of a  mixture of sand and Portland cement.

–  Configuring sloping of the shower floor to ensure proper drainage.

– Installed 8×10 ceramic tile on all walls.

– Glass inlay installation.

– 12×12 sheet of 1 inch tile for the shower floor.

– Grouted tiles with sanded grout with polymer to give it strength and prevention of mold & mildew.

– Vinyl tile edging installed to the shower opening to it a clean and finished look.

Tips:

If your thinking about building a  shower, consider the design. Odd shaped designs take longer to tile due to the fact there are more measurements involved in order to get the tile to fit correctly. Plan accordingly in order to fit this into your project time line  completion.

Double Bathroom Remodel By: Don Of All Trades Professional Home Maintenance Services

Don Of All Trades Professional Home Maintenance Services was hired to do a complete double bathroom renovation. We gave our clients the best price possible, worked with them every step of the way from the beginning to the end.  I have included some before and after photos  stages of this particular project. Enjoy!

So Here’s What We Did:

– removal of existing bathtubs and replaced with deeper modern  acrylic tubs

– installed  new backer  board for both showers

–  installed ceramic tile of 2 different colors as well as a mosaic inlay that consisted of a combination of glass and marble.

– flooring was to be completely replaced in one bathroom with new ceramic tile and grout while the other required some tile to be replaced

– client chose to have melamine countertops installed on original vanities

– installation of new sinks, new fixtures for bathtubs and  faucets

– oval shower curtain installed

I personally had a wonderful experience with our clients. I learned a lot about them and shared some wonderful tricks of the trade and look forward to working with them again in the future. I am very pleased at the results and so are our clients.

Tip: In this project, our clients saved money by deciding to reuse and repainting their existing vanities along with deciding on painting the bathrooms themselves.

On July 1st, Canadians celebrate Canada Day. It’s a national holiday to commemorate Canada’s Birthday and  is  a statutory holiday. Canada Day represents the British North America Act, which united three colonies into a single country called Canada that was originally called Dominion Day. This holiday was renamed in 1982.

To some, Canada is well-known for its Inventors, Oil, Hockey, Healthcare and Bitterly Cold Winters. As a Canadian myself, I am happy for our Tim Horton’s, Beaver Tails, Toque and  even our accents eh? Canada is a beautiful country and I am Proud to be Canadian!
