Getting the Exterior of your Home Ready for Winter

Just a few tips on how to keep your home’s exterior “winterize” for the upcoming winter months:

Things to do before the cold weather starts Outside the Home:

– Check the gutter systems outside your home. Be mindful for any broken or leaking gutters, and repair them as soon possible. Clear out any leaves and other debris that tend to collect over the summer and fall seasons. Doing this will reduce the risks of leaks and blockages during freezing weather.

– Insulate any water pipes in exposed places.

– Make sure the roof is in good condition. Check for loose or missing tiles and for any cracks in the chimney. If you’ve been putting off the task replacing the shingles over the last few years, well now’s a good time to get them replaced. Hire a professional roofing contractor to patch up any gaps and replace shingles.

– Central Air conditioning systems : Take a hose with the spray head set to “jet” or the highest pressure you have and clean the fan blades and condensing coils of clear of debris and dirt. Left unprotected the condensing unit can be damaged by wet leaves and debris that contribute to rusting and freezing of internal components. Although these units are designed for outdoor use, covering them with a breathable waterproof cover made for that purpose will extending the life and efficient performance of the unit.

– Exterior Faucets
Commonly Known as hose bibs or sill-cocks, the exterior faucet needs to have its water supply turned off inside the house, and you also need to drain water from it by opening up the exterior faucet. You may also want to consider an insulated cover for the hose bib. Your garden hoses should be disconnected from the sill cocks or outside faucets and drained if stored outside.

– Any outdoor furniture and garden accessories, lighting, should be stored in a dry place such a shed or a garage. If you lack storage space and have the room, you may even use space in your basement to protect your items from the winter elements.

Tips On Getting Your Home Ready To Sell

So you’ve decided on making the “BIG”  move and sell your home.
Now’s the time to get that TO DO LIST done that you’ve always said you’re going to get around to do. Below are a few tips on getting those repairs and upgrades done that won’t break the bank but can help you sell your home faster.

•Replace cracked floor or counter tiles.
• Patch all  holes in your  walls.
•Get those leaky faucets fixed.
•Check doors that don’t close properly and kitchen drawers that jam weather opening or closing and get them fixed.
•Fresh coat of paint goes a long way and consider painting your walls neutral colors.

•Hardwood Flooring
If your home has carpeting over hardwood floors, consider removing the carpet and to refinish the floors because hardwood is what buyers want.

•Carpet Flooring
Plywood subfloors  should be replaced with light tan carpeting . Neutral carpeting is your best choice for resale.

•Ceramic Flooring
All chipped or cracked tiles should be replaced. Grout should be cleaned or replaced. Some say not to install ceramic (because it’s too expensive) but it’s your budget and your call and is great  for aesthetic reasons in an entry way.

Ceilings & Walls

Ceilings with signs of a leaky roof and from grease or smoke and ceiling cracks should be repaired and painted. The same applies to walls. Nothing says freshness like new paint, and it’s the most cost effective improvement. Use fiberglass tape on large cracks, cover with joint compound and sand. Paint a neutral color such as light tan or taupe.

•Wallpaper
Not everyone hates wallpaper. They hate your wallpaper  because it’s your personal choice and not theirs. And this applies to all dated wallpaper. Get rid of it. The easiest way is to steam it off by using an inexpensive wallpaper remover steamer.

•Wood paneling
Even if your wood paneling is not real wood but composite, you can paint it. Dated paneling must go. Older wood paneling such as walnut, mahogany, cedar and pine, it’s all gone out of style. Paint it a neutral and soft color after priming it.

•Textured ceilings
Remember the Older popcorn ceilings with the “sparkles”? Well guess what? They often contain asbestos and if disturbed are health hazards. So consider getting rid of it.  It’s that’s expensive but time consuming to remove. Lay down drop cloths and scrape it off. You will need to repaint.

• Kitchen Cabinets
Resurfacing is your best option. This involves attaching a thin veneer to the surface of the cabinets and replacing the doors and hardware Compare Prices. If your cabinets are painted, add a fresh coat of paint and new hardware.

•Counter tops, sinks & faucets
Granite counters can be considered but not necessary. Simple laminates, newer faucets and sparkling sinks sell. Buyers don’t want leaky faucets or stained sinks.

Bathrooms

The national average of recouped cost is more than 100% for bathrooms. New floors, fixtures and lights payoff!

Roofs & Outer Home Exterior

If your home needs a new roof then get it done! Buyers tend to shy away from buying a home if the roof needs to be replaced.

•Patch cement cracks in sidewalks
•Patch and resurface asphalt driveways
•Plant flowers and bushes to add curb appeal
•Caulk windows and doors
•Replace doorknobs and locks
•Fix and paint fences

Summary
Overall, buyers want to buy a home that has no deferred maintenance, newer appliances, updated plumbing, electrical and heating and air-conditioning, modern conveniences and is ready to
move in.

How to Install or Replace a Door Bell

Owning  a home is one of the biggest investments you’ll ever make. Along with the status of being a homeowner, comes the never-ending responsibility of maintenance and repairs. To help you add another check mark off that “TO DO LIST,” and yes, we all have them, here’s 8 simple steps on changing a door bell.

Step 1

Remember to Disable electricity. **IMPORTANT** Double Check that circuits which supply the electricity to your current doorbell and  chimes are turned off. As a safety measure,  use a circuit tester to  check for the presence of live  power in the device.

Step 2

Removing current doorbell switch. This can be done by removing the cover and by using a screwdriver to detach the old switch from the wall. Pull the detached switch away from the wall and expose the wiring running from the back of the wall plate and into the hole behind the plate. Wrap the wires with a short length of electrical tape, and apply a section of the sticky tape surface to the edge of the open hole to prevent the wires from sliding back into the wall.

Step 3

Connecting  the wires to the new switch. Take off the cover from the new switch, and thread the wires through the bottom of the unit. Wrap the ends of each of the wires to the positive and negative terminals, and use the screwdriver to secure the wires into position

Step 4

Attach the new doorbell switch to the wall. Use the screws provided to secure the plate into position, and then slide the cover over the device until it snaps into position.

Step 5

Removing the old chimes. Remove the cover from the chimes, and use the screwdriver to detach the device from the wall or ceiling where it is mounted. After pulling the chimes away from the surface, detach the wires and use a piece of electrical tape to secure them to the area surrounding the hole.

Step 6

Connecting the wires to the new chimes. Remove the cover from the chimes, and run the wires through the guide channel to the 2 terminals. Wrap the ends of the wires around the appropriate terminals, and screw the holding screws into position.

Step 7

Securing the new chimes into place. Place the new chimes over the hole and use the provided  screws to attach the device to the wall or ceiling. Once your chime plate is secured into its proper place, fit the cover over the device and gently  snap it into place.

Step 8

Restoring power, and testing the doorbell. Using your  circuit tester, test to make sure the current is flowing through the system properly. Test this by pushing  the doorbell. You’ll know the job is done if the chimes function properly.

Personally, I don’t have a problem letting someone I’ve hired to do work in or outside of our home to  use our facilities but I ‘ve often wondered how my clients  would feel. Curious from a professional view on how a customer would feel.

This is My Season

 

Fall here in Canada is one of my favorite seasons of the year. Absolutely love the changes in the colours of the leaves on all of the trees. It’s beautiful.

Fall tends to make my wife and I to go out and enjoy nature more. Although it’s a short season it comes and goes pretty quickly so we try

and enjoy as much of this beautiful season has to offer. Fall to me is hot chocolate, apple cider, Halloween, pumpkins, apples, cinnamon, potted

mums, variety of squashes and gourds, Thanks Giving, Fresh Ontario Produce, campfires, back to school and long walks in our conservation

Quick and Simple Door Fix

Here is a simple fix for that annoying interior door that swings open when not closed properly……

If you have a door that swings all the way open every time you leave it slightly ajar, the door frame isn’t plumb. But you don’t need to take the door down and go through the hassle of disassembling everything just to adjust the frame. Instead, try this much simpler fix.

Grab a hammer, a few scraps of wood, a nail punch and a shim. Take them into the room and close the door. Stick the shim loosely between the door and the jamb to hold the door in position when you drive out the upper hinge pin. Then bend the pin slightly with a firm whack. Reinsert the pin and check the results. If the door still won’t stay open, do the same with the lower hinge.

Tools and Materials
– Hammer
-Pliers
-Nail punch to knock out the hinge pin.
